Located on the northern side of Anderson, Northlake offers a suburban setting near the lake. Niche ranks it No. 1 in its 2026 Best Suburbs to Buy a House in South Carolina list. That recognition provides one perspective on the community, while your own decision should reflect the home, location, and lifestyle that fit your needs.
Niche reports a median home value of $277,700, with 56% of homes in its data falling within the $200,000–$399,999 value range. Those figures describe the broader housing stock; they are not current asking prices or a guide to what a waterfront home should cost. Lake frontage, views, property condition, and access can create substantial differences between otherwise similar homes.
One of the most important questions for a Northlake buyer is how you want to enjoy the water. Do you picture keeping a boat at a private dock, looking out over the lake from your porch, or living close enough to visit public recreation areas? Each choice leads to a different property search and budget.
A home near Lake Hartwell does not automatically include lake access or a private dock. For waterfront properties, review the shoreline allocation, existing permits, and any proposed dock plans with the U.S. Army Corps of Engineers. It adds another recreational option when comparing the benefits of a lakefront home with a home elsewhere in the surrounding community.
For buyers researching education, Anderson School District Five includes North Pointe Elementary, Concord Elementary, McCants Middle, and T. L. Hanna High. These names are useful starting points for research, but they should not be treated as one guaranteed attendance pathway for every Northlake address. Confirm each property’s assigned schools directly with the district and explore current programs, resources, and campus visits.
The Clemson Boulevard corridor is another consideration when evaluating daily convenience. During your home search, test the routes to your preferred shopping, dining, work, and recreation destinations. A beautiful lake setting becomes even more enjoyable when the location also works for your everyday routine.
For sellers, successful marketing starts with clearly explaining what your property offers. A lake view, outdoor entertaining space, documented dock arrangements, or convenient access to recreation should be presented accurately and supported by strong photography. Pricing should reflect comparable properties with similar features, rather than relying on a broad community average.
